Team work makes the dream work

A couple have moved into their dream home just six weeks after it was put on the market.

Nothing so remarkable until you learn it is a leasehold property.

The transaction, which was done against the backdrop of the scramble to get deals done before the stamp duty changes, also marked a company-wide effort including using our in-house solicitors to get it over the line.

The property in Loughborough was launched to market on Boxing Day last year with an asking price of £140,000. Prior to this it had been on with another agent since July 2024 but had had little interest.

Following a set of block viewings at the beginning of January there were two offers, one of which was accepted.

Our Andrew Granger sales negotiator Natalie Hart helped and supported the buyers through the entire process including using our in-house solicitors. The couple had no email or internet as they had moved out of their current home, a houseboat, into temporary accommodation.

With the combined help of the Sheldon Bosley Knight Group’s in-house solicitors Jephson Legal and the sales team at Loughborough, the couple completed on the sale on February 6.

Sales manager Richard McNamara said: “Because of their position, time frames were hugely important. We never made promises as it was a leasehold property, but said we would work as hard as we could alongside our legal team to try and get the transaction through as quickly as possible.

“At the last minute we even identified as Halifax customers they could use Lloyds to pay their money across, Halifax had closed at 3pm but Lloyds was open until 5pm.

“Natalie essentially moved heaven and earth to help process paperwork and send to Jephson Legal, Tom at the legal side jumped on every task.

“Despite the fact it was a leasehold property, which normally take much longer to complete on, it goes to show with a combined effort of all teams pulling together, people can move quickly – something even more pertinent with the looming changes to stamp duty.
