Lots under the hammer at September auction

The retail unit which was once home to Laura Ashley in Stratford-upon-Avon, two houses which were previously a Leicester school, a former Baptist Church in Evesham and a self-build opportunity in Gaydon all feature in Sheldon Bosley Knight’s September auction.

A total of 15 lots from across Coventry and Warwickshire, Leicestershire and Worcestershire are included in the sale which takes place at Stratford-upon-Avon Town Hall on Wednesday, September 4.

The former Laura Ashley retail unit is one of the most anticipated lots of the night. The 8,000 sq ft site occupies a prime position in the centre of Stratford-upon-Avon. Constructed in the 1980s, the buildings are on Bridge Street and Guild Street and have planning permission for nine residential apartments. It has a guide price of £950,000.

Elsewhere developers will be interested in The Keepers Cottage, Brandon Lane, Coventry. Dilapidated but set within almost 0.4acres of land, this two-bedroom cottage presents an exciting opportunity to create a bigger dwelling, subject to planning, in a quiet and peaceful location. It has a guide price of £300,000.

Lots 7 and 8 are two one-bedroom properties which were once part of a school building in Shaftesbury Road, Leicester. Now both are for sale with guide prices of £85,000 and £90,000 respectively. Both are in good order and represent ideal buy-to-let investment opportunities with potential yields of approximately 10%.

Evesham’s former Baptist Church in Cowl Street is also up for sale. This versatile property is ripe for redevelopment and presents the buyer with a fantastic opportunity to do just that. It could host a variety of uses including community centre, residential or a continuation as a place of worship. With such potential and a guide price of just £190,000 it is unlikely to hang around.

Four parcels of land also feature in the sale with a site at Gaydon Hill Farm near Warwick of particular interest to developers. The 1.066 acre site offers an exciting self-build development opportunity and with permission granted in principle. It has a guide price of £250,000 and has already had a number of enquiries.

Associate director and auctioneer, Matt Burrows said: “This auction has already garnered a great deal of interest as we have some exciting and varied lots so anyone who is interested in registering should do so quickly.
