More than a million raised at Sheldon Bosley Knight’s final auction of 2024

An impressive £1.4 million was raised at Sheldon Bosley Knight’s last in-room auction of the year.

The stand out lot was Smatchley Lodge in Wellesbourne which saw more than 30 registered bidders competing to buy it. Although in need of complete renovation and refurbishment, the former lodge within the Walton Estate was a gem developers were keen not to miss.

Listed building consent had been secured by SBK’s planning and architecture department for a modern extension to enable the Grade II listed detached property to become a potentially fantastic three-bed home with a feature kitchen diner.

Bidding was intense from both in-room and online buyers and it finally went for £265,000, almost double the £135,000 guide price.

Elsewhere an apartment in Brunswick Court, Leamington Spa also attracted plenty of attention. This two-bed, ground floor flat in a great location in south Leamington, had a guide price of £75,000 but reached a very healthy £107,000 at the fall of the gavel.

Sheldon Bosley Knight’s associate director and auctioneer, Matt Burrows said: “Our final in-room sale of the year was a Christmas cracker raising an impressive £1.4million.

“The stand out was Smatchley Lodge which we knew was going to be very popular as we had more than 30 registered bidders for that lot alone.

“With a huge amount of potential and listed building consent obtained by our planning department, it’s no surprise it was the favourite and eagerly anticipated. Reaching almost double the guide price, the vendor was very happy.

“Our final sale of the year, as with its predecessors, showcased a range of lots from buy-to-let and development opportunities to flats and houses. It also showed how the various departments at Sheldon Bosley Knight work together.”

The sale also marked the second anniversary of the re-introduction of auctions to the Sheldon Bosley Knight business.

Over the last 24 months, the sales have raised nearly £32 million worth of land and property sales from 148 transactions. We have conducted 19 in-room property auctions and grown our presence from south Warwickshire to now include the entire Sheldon Bosley Knight area of operation.

The team has also grown from one to five and the department is looking to expand further and go from strength to strength in 2025.
